Is there a VA loan limit in Texas?
With full entitlement, VA sets no loan limit. You can borrow what a lender approves, with no down payment, as long as the appraisal supports the price (VA.gov).
Limits come into play only when some of your entitlement is still tied to another VA loan, such as a home you kept after your last PCS. VA then uses the FHFA conforming loan limit for the county. For 2026 the baseline one-unit limit is $832,750 (FHFA, announced November 25, 2025). The counties listed above use that baseline. Your remaining entitlement, figured against it, sets how much you can borrow without a down payment.
Buying on PCS orders
- Your orders help show you intend to live in the home, which VA requires. You generally need to move in within a reasonable time after closing.
- Remote closing depends on the title company, so ask early.
- Line up a power of attorney the lender and title company will accept if one spouse signs alone.
VA funding fee basics
The funding fee is a one-time charge that can be financed into the loan. Per VA.gov, veterans receiving VA disability compensation, surviving spouses receiving DIC, eligible service members with a pre-discharge rating, and active-duty Purple Heart recipients who show proof by closing are exempt. The current fee chart has been in effect since April 7, 2023 and is on VA.gov. Your Certificate of Eligibility shows your status.
Texas benefits worth checking
- Disabled veteran property tax exemptions: a 100% service-connected rating, or individual unemployability, may qualify you for a total homestead exemption (Texas Tax Code §11.131). Partial exemptions exist for other ratings under §11.22. Apply with your county appraisal district, and see the Texas Comptroller’s guidance.
- Texas Veterans Land Board: Veterans Housing Assistance Program.
- TSAHC Homes for Texas Heroes.
- Down payment assistance: CapFi offers down payment assistance programs through approved lenders. See our Texas down payment assistance guide.
Why CapFi
CapFi Lending is licensed statewide in Texas and places VA loans through its lenders across Texas. No lender fees on agency loans (conventional, FHA, VA). Third-party costs may apply. The VA funding fee may also apply unless you are exempt. We’re a broker, so we compare VA loans from approved lenders, more than 50 wholesale lenders in all, instead of offering one lender’s terms. That matters for military buyers because lenders differ in how they count BAH, handle PCS timing and treat entitlement still tied to a prior home. We walk you through each Loan Estimate side by side.
