Interest-Only Mortgages in Austin, TX
- Lower initial payment
- Non-QM
- Purchase or refinance
- Texas
Interest-only loans are a cash-flow tool. Used well, they give investors and borrowers with variable income more breathing room. Used without a plan, the later payment jump can be a real problem. I want you to understand both sides before we compare lenders. This program is part of our non-QM loan options.
What happens when the interest-only period ends
Important: You pay no principal during the interest-only period, so your loan balance doesn’t go down from your payments. When the period ends, your payment increases, because you then repay principal and interest over the remaining term. The length of the interest-only period and the loan terms vary by lender. Before choosing this structure, plan for the higher payment.
Who it fits, and the tradeoffs
It may fit if:
- Your income is variable or bonus-heavy
- You’re an investor managing cash flow across properties
- You’re buying a high-balance home
Tradeoffs to weigh:
- You build no equity through payments during the interest-only period
- The payment rises later
- Your home’s value, not your payments, drives any equity gain during that time
Look elsewhere when
- You want to build equity from day one
- Your budget would be tight once payments rise
Pairing with other programs
Depending on the lender, interest-only can be combined with jumbo loans, DSCR loans for rentals or bank statement loans for self-employed borrowers. Which pairings are available varies by lender, so confirm with us for your scenario.

FAQs
How does an interest-only mortgage work?
For a set period you pay only interest, so payments start lower and no principal is paid. After that period, payments rise to include principal and interest for the rest of the loan. The length of the interest-only period and the loan terms vary by lender and scenario.
Is an interest-only loan risky?
It can be. You build no equity through payments during the interest-only period, and the payment increases when that period ends. It fits borrowers who plan for that change, such as investors or people with variable income, and it may not fit a budget that would be tight later.
