- W-2 earners
- Employer-verified income
- Non-QM
- Texas
Being a W-2 employee doesn’t always mean a simple file. Maybe you just changed jobs, your returns include complicated deductions or business losses, or you’d simply rather not hand over tax returns. A WVOE-only loan lets your employer speak for your income. This program is part of our non-QM loan options.
Who it fits
- You have a W-2 job, but your returns are complicated
- You’ve recently changed jobs
- You prefer not to use tax returns
How the employer form works
The lender sends a standard verification form to your employer, usually to HR or payroll. Your employer fills in your start date, position, pay and, where it applies, overtime or bonus history, then signs and returns it directly to the lender. The lender may also confirm your employment by phone. What the lender accepts and how it calculates income from the form varies by lender.
Look elsewhere when
- You’re self-employed. A bank statement or P&L loan, or another self-employed option, may fit.
- You have a simple W-2 file. A conventional loan may fit.
Documents
- Employer-completed WVOE form
- Government-issued ID
- Asset statements
- Property information

What is a WVOE-only mortgage?
It is a non-QM loan where your employer completes a written verification of employment showing your income, used in place of tax returns and pay stubs. Availability and terms vary by lender, and fewer lenders offer it than standard programs, so comparing several lenders helps you find the right fit.
Who uses a WVOE mortgage?
