Why Work With a Broker Here

A bank can only offer you its own loans. As a broker, we can take your scenario to dozens of lenders at once and bring back the options that actually fit, with each rate shown next to its APR. Dustin Edwards, our Principal, has 22 years of experience in mortgage lending, and our office is in East Austin.

Most of our clients live in Travis, Williamson, Hays and Bexar counties, but we are licensed to help buyers and homeowners anywhere in Texas.

What Makes Texas Lending Different

Texas has rules you will not find in most states. Cash-out loans on a homestead are generally capped at 80% of the home’s value and come with a 12-day waiting period. There is no state income tax, but property taxes are high, so escrow often makes up a big share of the monthly payment and can change after reappraisal. Homestead and over-65 exemptions can soften that, and we remind every client to file after closing.

Around Austin you will also run into older homes that need appraisal repairs, condo projects that need approval for FHA or VA, builder incentives tied to preferred lenders, and rural lots with wells and septic systems. Along the coast, flood and windstorm insurance can change the math. We flag these early so they do not show up as surprises in underwriting.

Who We Help

First-time buyers who want someone to explain each step. Move-up buyers who need to time a sale and a purchase. Business owners and 1099 earners whose tax returns do not tell the whole story. Veterans using their VA benefit. Investors buying rentals or financing a renovation. Homeowners weighing a refinance or a home equity line.

Whatever your situation, we start with a conversation about what you want the payment to be, then work backward to the right loan.

Texas Homebuyer Assistance

Texas offers statewide programs that can help with down payment, closing costs or taxes for qualifying buyers. The Texas Department of Housing and Community Affairs (TDHCA) runs My First Texas Home and the Texas Mortgage Credit Certificate. The Texas State Affordable Housing Corporation (TSAHC) offers Homes for Texas Heroes for teachers, first responders, veterans and others, and Home Sweet Texas for moderate-income buyers. Eligible veterans can also look at the Texas Veterans Land Board home loan program.

Each program has its own income limits, price limits and participating lenders, and the details change. We check current guidelines for your situation before recommending one.

Questions Texans Ask Us

Do you only work in Austin?

No. Our office is in Austin and most clients are in Central Texas, but we can help buyers and homeowners anywhere in Texas.

Can rental income from a duplex help me qualify?

Often, yes. When you buy a two- to four-unit property and live in one unit, lenders may count part of the expected rent from the other units, usually supported by leases or an appraiser’s rent estimate.

Can I use FHA or VA to buy a condo?

Yes, if the condo project meets FHA or VA requirements. We check the project’s approval status before you make an offer.

Do I need flood insurance?

If the home is in a FEMA-designated special flood hazard area, your lender will require it. Even outside those areas, it is worth pricing, especially near the coast or along creeks.

Are there Texas programs for teachers, first responders or veterans?

Yes. TSAHC’s Homes for Texas Heroes and the Texas Veterans Land Board offer programs for eligible buyers. Rules and availability change, so we confirm current details with you.

What are your goals? Everyone is unique. Call or text (512) 593-1336 to talk it through.
