Why Killeen buyers work with a broker
Killeen is often described as a military town, and it is one. But the people financing homes here also include civilian employees, healthcare and college workers, contractors who work across Bell County, and investors who own rentals near the base. One bank’s menu rarely fits all of them. As a broker, I compare options across more than 50 wholesale lenders and match the loan to how you earn and how you’ll use the home.
I’m Dustin Edwards (NMLS 577050). My partner Clay Wilson (NMLS 1849979) and I run CapFi Lending (NMLS 1692019) from 2617 Willow St, Unit 1, Austin TX 78702. We’re Rated 4.9 on Google (79 reviews). Call or text (512) 593-1336.

Killeen and Harker Heights at a glance
Facts below are tied to sources at the bottom. Check the specific address for boundaries and taxes.
- Where it is. Killeen is on U.S. Highway 190 in western Bell County, about forty miles north of Austin (Handbook of Texas).
- Railroad roots. The Gulf, Colorado and Santa Fe Railway platted the town in 1881 and named it for Frank P. Killeen, an assistant general manager of the railroad; the first train came through in May 1882 (Handbook of Texas).
- The base changed everything. Camp Hood was created in 1942 as a World War II training base, and Killeen became a military boomtown with an acute housing shortage (Handbook of Texas). The Army restored the Fort Hood name effective June 11, 2025 (U.S. Army).
- Harker Heights. Just east of Killeen on U.S. 190, Harker Heights began as a 1957 subdivision and voted to incorporate on September 24, 1960. It is largely a bedroom community, and its schools are part of Killeen ISD (Handbook of Texas).
- College town, too. Central Texas College opened in Killeen by 1970 (Handbook of Texas).
- Appraisal. Bell County parcels are appraised by the Bell Central Appraisal District. Property tax detail for VA buyers is on our VA Killeen page.
- Population. Killeen: 161,883; Harker Heights: 35,195, per the Census Bureau’s July 1, 2025 estimates (Vintage 2025).
- Median home value. Killeen: $215,400; Harker Heights: $287,800 for owner-occupied homes, per the Census Bureau’s 2020–2024 American Community Survey. These are owners’ estimated values, not current sale prices.

Non-QM loans for Killeen borrowers
Killeen has a deep rental market and a lot of people with income that doesn’t fit a W-2 box. Non-QM loans open doors banks often close:
- DSCR loans qualify a rental on its rent instead of your income, and many programs allow closing in an LLC. They’re a natural fit for investors buying near a large employer base, and for owners growing a portfolio past conventional debt-to-income limits.
- Bank statement and P&L loans qualify self-employed borrowers on deposits or a profit-and-loss statement.
- WVOE-only loans let some W-2 earners qualify with the employer’s written verification.
- Asset depletion uses savings and investments as income.
- Mortgages after a credit event: some lenders allow shorter waits than agency loans.
- ITIN loans for borrowers without an SSN.
Down payment, credit and reserve requirements vary by lender. That’s why we shop more than 50 wholesale lenders.
Agency loans: conventional, FHA and VA
Conventional and FHA loans fit many civilian primary-residence buyers; VA detail is on our Killeen VA page.
No lender fees on agency loans (conventional, FHA, VA). Third-party costs may apply.

Killeen and Harker Heights mortgage FAQs
Can I get a DSCR loan for a rental in Killeen?
Yes. DSCR lenders qualify a Killeen rental on the property’s market rent compared with its full monthly payment, including taxes, insurance and any HOA dues, instead of your personal income. Many programs allow an LLC. Down payment and reserve rules vary by lender, so we run the ratio on the address before you make an offer.
Is Harker Heights a separate city from Killeen?
Yes. Harker Heights is its own city, incorporated in 1960, just east of Killeen on U.S. 190. Its schools are part of Killeen ISD. Both cities are in Bell County, so parcels in either are appraised by the Bell Central Appraisal District. City taxes differ, so check the taxing units for the address.
I’m a civilian buyer in Killeen. What loan should I look at?
Most civilian buyers start with conventional or FHA loans, which suit documented W-2 income and a range of down payments. If you’re self-employed or your income is irregular, bank statement and P&L loans are non-QM options. Terms vary by lender, and we compare them across more than 50 wholesale lenders.
Can I buy a small apartment building in Killeen with a DSCR loan?
Possibly. Some lenders offer DSCR programs for 5 to 8 unit buildings that qualify on the building’s rent roll and operating statement rather than personal income. Fewer lenders offer these than 1-4 unit DSCR loans, and terms vary by lender. Send us the rent roll and we’ll tell you which lenders fit.
I’m self-employed in Bell County. Can I qualify without tax returns?
Often, yes. Bank statement loans use your business or personal deposits, and P&L loans use a profit-and-loss statement. These are non-QM programs, and down payment, credit and reserve requirements vary by lender. We compare several lenders and tell you plainly which path fits your income and the home you want.
Can I buy in Killeen after a bankruptcy or foreclosure?
Possibly sooner than you think. Some non-QM lenders write their own waiting-period rules, and what’s possible depends on the event, your credit since and your current income. Terms vary by lender. Bring your paperwork and we’ll give you a straight answer on where you stand today and what would improve your options.
Can I pull cash out of a Killeen rental without refinancing my first mortgage?
Some lenders offer DSCR second mortgages on investment property, which keep your first mortgage in place and qualify on rental income. Combined equity limits vary by lender. We compare that option with a DSCR cash-out refinance so you can see which costs less for your plan.
Do I need to come to your Austin office to buy in Killeen?
No. We handle Killeen and Harker Heights loans by phone, text, email and secure online upload, and you close with a local title company. If you’d like to meet in person at 2617 Willow St, Unit 1, in Austin, call or text (512) 593-1336 to set an appointment, Monday through Saturday.
