Live Oak mortgages at a glance
Live Oak is a compact city in northeast Bexar County along the I-35 and Loop 1604 corridor. It sits near other northeast cities, including Universal City, Converse, Selma, Windcrest and San Antonio, and it’s a short drive to both Joint Base San Antonio–Randolph and JBSA–Fort Sam Houston. Its housing stock leans toward established single-family neighborhoods, with plenty of homes that work for a first purchase, a PCS move or a step up from renting.
The Census Bureau’s survey data shows Live Oak is more balanced between owners and renters than many of its neighbors: an owner-occupied rate of 57.9%. That tells us something practical. A lot of current Live Oak renters could become Live Oak buyers, and first-time-buyer questions dominate our conversations here.
- Bexar County city. The Texas Comptroller lists the City of Live Oak as a Bexar County taxing unit.
- Steady population. 13,131 residents in 2010, 15,781 in 2020 and an estimated 16,426 in 2025 (Census Bureau).

- Short commutes. A mean travel time to work of 20.5 minutes (ACS 2020–2024), among the shortest of the Bexar markets in this batch.
- Military. 1,456 veterans live in the city (ACS 2020–2024).

Renting vs. buying in Live Oak
The Census Bureau puts Live Oak’s median gross rent at $1,634 a month (ACS 2020–2024). Rent isn’t a mortgage payment, and the two aren’t directly comparable: a mortgage payment includes property taxes, homeowners insurance and possibly HOA dues and mortgage insurance, and owning means paying for repairs. Still, for many renters the real question is whether a purchase payment, all-in, fits their budget and whether they plan to stay long enough to make buying worth it.
Here’s how we help sort that out without guessing:
- Start with your monthly comfort level, not the maximum a lender will approve.
- Build the full payment for a specific address: principal and interest, taxes from the appraisal district, a real insurance quote and any HOA.
- Count the cash. Down payment, closing costs and a cushion for the first repairs.
- Check assistance programs if cash is the obstacle (see below).
- Think about time. If you might move within a couple of years, renting can be the better call, and we’ll say so.
VA buyers near Randolph and Fort Sam
Live Oak’s location between two JBSA installations makes it a natural search area for service members on orders. A few VA points come up again and again.
Eligibility comes first. Your Certificate of Eligibility shows your entitlement. If you’ve used a VA loan before, especially if it’s still open on another home, remaining entitlement affects how much you can borrow without a down payment.
The VA appraisal. VA appraisers check value and minimum property requirements, such as safe utilities, a sound roof and adequate access. In an older neighborhood, small repairs may need to be done before closing.
Funding fee. Most VA borrowers pay a funding fee, which can be financed. Veterans receiving VA disability compensation are generally exempt. We confirm your status from your COE.
Occupancy. VA loans are for homes you’ll live in. If you later PCS, many owners keep the home as a rental; ask us how that interacts with buying your next home.
See our VA home loan page.
Moving up within the northeast side
Not every Live Oak buyer is new to owning. Plenty already own a starter home nearby and want more space, a different school zone or a shorter drive to a new assignment. A move-up purchase has its own puzzle: you need the equity from the first home to buy the second, but you don’t want to be homeless in between.
Sell first. The simplest path. You know exactly how much equity you have, and you buy with a clean approval. The catch is timing; a short-term lease-back from your buyer can bridge the gap.
Buy first. If you have the cash for a down payment, or can tap equity with a HELOC before listing, you can buy before you sell. Lenders will count both payments when qualifying you unless the first home is under contract or leased.
Keep the first home as a rental. Many military families do this. A signed lease and, in some cases, a history as a landlord can let a lender count part of the rent as income. Later rental purchases can use a DSCR loan.
We’ll run each scenario with your actual numbers so the trade-offs are clear before you list.
Loan programs that fit Live Oak
Non-QM loans
- Bank statement loans for self-employed buyers who qualify better on deposits than tax returns.
- ITIN mortgages for taxpayers who file with an ITIN.
- DSCR loans for investors buying Live Oak rentals near the bases, qualified on rent.
- After bankruptcy or foreclosure programs for buyers still inside agency waiting periods; terms vary by lender and chapter.
Terms vary by lender. See all non-QM options.
Agency: conventional, FHA, VA
- FHA loans are a common first-home loan here: lower minimum down payment than many conventional loans and more flexible credit guidelines. FHA charges mortgage insurance, which is part of the payment.
- Conventional loans can also work with a small down payment for qualified first-time buyers; private mortgage insurance usually applies below 20% down and can be removed later under the loan’s terms.
- VA loans for eligible veterans and service members, often with no down payment.

Texas down payment assistance
Statewide programs from the Texas Department of Housing and Community Affairs (TDHCA) and the Texas State Affordable Housing Corporation (TSAHC) offer down payment and closing cost help to eligible buyers, with income and purchase price limits. Local programs may also exist. Assistance comes with its own rules, and it doesn’t always make a loan cheaper over time, so we compare the full cost with and without it.
Property taxes and your payment
Where your value comes from. Live Oak homes are appraised by the Bexar Appraisal District; your notice arrives in spring.
What’s on the bill. Bexar County, the City of Live Oak, your school district and other units on the parcel. The Comptroller’s Bexar directory lists every taxing unit.
Homestead exemption. File once it’s your principal residence (Tax Code §11.13). School districts must exempt $140,000 of value, plus $60,000 more for owners 65 or older or disabled. Disabled veterans may qualify for additional exemptions; ask the appraisal district.
Limits and appeals. A homestead’s appraised value can rise no more than 10% a year plus improvements (§23.23). If you disagree with the value, protest by May 15 or within 30 days of your notice (§41.44).

- Pre-approval. We compare FHA, VA, conventional and assistance options and give you a real monthly number.
- Shop with the budget. Check each home’s school district, HOA and age.

Live Oak mortgage FAQs
Is Live Oak a good fit for a VA loan?
For many military buyers, yes. Live Oak sits between JBSA-Randolph and JBSA-Fort Sam Houston, and eligible veterans and service members can often buy with no down payment. VA appraisals include property requirements, so older homes may need small repairs before closing.
What school district serves Live Oak?
It depends on the address. Judson ISD is a Bexar County school taxing unit serving the northeast side; confirm the district and campus for a specific property with the district and the appraisal record.
How much do I need down for an FHA loan in Live Oak?
FHA’s minimum down payment depends on your credit score and is set by HUD guidelines, not by the city. Lenders can add their own requirements. We’ll show you the actual cash needed for a specific home, including closing costs.
Is Live Oak in Bexar County?
Yes. The Texas Comptroller lists the City of Live Oak as a Bexar County taxing unit, and property is appraised by the Bexar Appraisal District.
Can I buy with a Texas down payment assistance program?
Possibly. TDHCA and TSAHC run statewide programs with income and price limits, and some local programs may apply. We’ll check your eligibility and compare the cost with and without assistance.
Should I keep renting or buy in Live Oak?
It depends on how long you’ll stay and whether the full ownership payment, including taxes and insurance, fits your budget. We’ll build the numbers for a real address so you can decide with facts.
Can I buy a Live Oak home with a recent bankruptcy?
Possibly. FHA, VA and conventional loans each have their own waiting periods after a bankruptcy or foreclosure, and some non-QM lenders allow shorter waits. Your re-established credit and the type of bankruptcy matter. Tell us the dates and we’ll tell you which programs are open to you now and which ones later.
